What needs cleaning?
Pick everything you want handled in one visit — most customers pair a wash with a seal or a gutter clear.
Surfaces stripped of black mold, algae, tannins, tire marks and years of Gulf humidity staining.
The surface is pre treated with a surfactant and sodium hypochlorite solution, then washed away with a cold water, high pressure surface washer. *Surrounding vegetation is pre soaked with water to prevent/mitigate any possible damage from sodium hypochlorite.
- Oil & tire mark pre-treatment
- Hot-water surface cleaner pass
- Hand edging and rinse
- Walk-through before we pack up
Soft wash for stucco, vinyl and brick — mildew, algae and cobwebs.
A low-pressure surfactant/sodium hypochlorite soak kills the mildew and algae at the root, then a gentle rinse lifts it off. No high-pressure hits the paint, screens or seals. *Surrounding vegetation is pre soaked with water to prevent/mitigate any possible damage from sodium hypochlorite.
- Detergent soft-wash soak
- Low-pressure rinse
- Plants & outlets masked
- Screens and seals protected
Shingle, terracotta/tile, and tin roofs treated with surfactant and sodium hypochlorite for the black/green algae streaks — no pressure.
A no-pressure treatment is applied from the ground up, left to work, then rinsed lightly. It removes the algae streaks without blasting off the shingles or cracking tile. *Surrounding vegetation is pre soaked with water to prevent/mitigate any possible damage from sodium hypochlorite.
- No-pressure algaecide treatment
- Light safe rinse
- Granule-safe on shingles
- Gutter-line check while up there
A durable seal coat that locks out the sun, fuel drips and rain wash-out, so the surface holds its color and stays smooth season after season.
The surface is cleaned and cracks are filled first, then a sealant of your choice is applied. *25% deposit fee required: covers cost of materials, and the surface needs to stay clear of traffic for 24-72+ hours to cure (weather dependent).
- Surface clean & crack fill
- Hot-applied seal coat
- 25% deposit for materials
- 24-hour cure time
Joints re-sanded and pavers sealed so the sand stays put and the color holds through the season.
Pavers are cleaned, joints are re-swept with paver sand or polymeric sand and locked in, then a sealer of your choice is rolled on to deepen the color and shed water. *Keep foot and vehicle traffic off for 24-72 hours.(weather dependent)
- Paver clean
- Polymeric joint re-sand
- Color-deepening sealer
- 24-hour cure time
Wood and composite decks cleaned at wood-safe pressure and brightened so the grain reads evenly again.
We drop to wood-safe pressure, apply a brightener to lift the gray, and rinse with the grain so no fuzzing or splintering is left behind. *Surrounding vegetation is pre soaked with water to prevent/mitigate any possible damage from sodium hypochlorite.
- Wood-safe 1,200 PSI
- Brightener to lift the gray
- Grain-rinse, no fuzzing
- 24-hour dry before furniture
Travertine, paver and concrete patios cleaned of algae, sunscreen film and leaf tannin around the water.
The surface is pre treated with a surfactant and sodium hypochlorite solution, then washed away with a cold water, high pressure surface washer. *Surrounding vegetation is pre soaked with water to prevent/mitigate any possible damage from sodium hypochlorite.
- Even surface-cleaner pass
- Pool-safe rinse
- Algae & tannin removal
- No etching on travertine
Gutters and downspouts hand-cleared and flushed, with the roofline checked while we are already up there.
We hand-scoop the debris, bag the debris, flush the downspouts with a hose to confirm flow, and check the roofline and flashing while we are already up the ladder. Bags of debris are hauled off with us.
- Hand-scoop debris
- Downspout flush & flow check
- Roofline & flashing check
- Debris hauled off
Bins emptied, scrubbed and sanitized inside and out, then deodorized before they go back to the curb.
Bins are tipped, scrubbed with a brush/pressure wand and detergent, then hit with a sanitizer and deodorizer so the smell is gone, not just covered. Done at the curb.
- Tip & empty
- Brush + detergent scrub
- Sanitize inside & out
- Deodorize before curb return
House numbers painted at the curb, sized to your digits — (ex. 1016).
We clean the curb, tape a clean layout to your digit count, and lay down the paint/design of your choice.
- Curb clean & prep
- Taped layout, any digit count
- Reflective paint
- Night-visible for first responders
Interior and exterior glass squeegeed streak-free, with screens, tracks and sills done on the same visit.
Glass is washed with purified water and squeegeed dry, so no soap film or hard-water spots are left behind. Screens come out and get brushed, tracks are vacuumed, and sills and frames are wiped before we move on to the next window.
- Exterior glass squeegeed dry
- Interior glass on request
- Screens brushed, tracks vacuumed
- Sills and frames wiped
Panels rinsed of pollen, dust and bird droppings with soft brushes and deionized water, no soap film baked on.
Pollen, dust and bird droppings are rinsed off with deionized water and a soft-bristle brush, so nothing abrasive touches the glass and no residue dries on it. We rinse while the panels are cool so the glass is never shocked with cold water.
- Soft-bristle brush wash
- Deionized water rinse, no spots
- Bird dropping removal
- Cool-surface rinsing
